Manage your marketing plan:

  •   Develop a marketing plan for your property
  •   Manage the marketing and sale of your property, through communication, consultation and negotiation
  •   Continue to monitor and update you on changes in the marketplace
  •   Obtain utility averages, plat of property, deed restrictions for subdivision; school information
  •   Help you meet your responsibilities when marketing your property to a potential home buyer
  •   Market your property to agents and buyers on the Multiple Listing Service (MLS), as well as the Wisconsinhomes.com, Realtor.com and RE/MAX local and national Web sites
  •   Provide an after-hours showing line to maintain appointments and increase access to your property
  •   Install a yard sign and brochure box in front of your property
  •   Conduct open houses to maximize exposure
  •   Create ads using appropriate media
  •   Prepare a home book to display during showings

 

Monitor activity on home:

  •   Follow up on all showings conducted by other agents and provide a report for you
  •   Monitor open house activity, retain contact information of all visitors, and update you on the progress
     

Oversee offers to purchase:

  •   Help you understand the real estate selling/buying processes, contracts, party responsibilities, including seller obligations
  •   Present the strengths and weaknesses of offers to purchase
  •   Help you make financial considerations
  •   Pre-qualify buyers
  •   Help manage emotions relating to the sale
  •   Negotiate the terms of offers you receive on your property
  •   Negotiate counter offers
  •   Monitor the deadlines and responsibilities of all parties in the transaction
  •   Help you through the inspection process
  •   Offer names of contractors

 

Bring your property to closing:

  •   Order title work and coordinate closing details
  •   Help you prepare for your closing
  •   Represent you throughout the entire selling process
